NOW SOLD

Two bespoke plots less than half a mile from the beach in an exclusive location in Walmer, just south of Deal on the Kent coast.

Full planning consent was achieved in March 2024 for two stunning, contemporary dwellings designed by multi award winning architects Liddicoat & Goldhill. The houses will be set over three floors with living spaces on the ground floor, three generous bedrooms on the first and a set back top floor accommodating a master suite and offering distant sea views.

Pedestrian access will be via Lawn Road while vehicles will access via Knoll Place. Both plots have generous rear gardens that include bike storage units, while plot 1 also has consent for a studio/garden room. Parking for both dwellings will be to the rear on the private driveway.

House 1 GIA: 2,250 sqft (209 sqm)

House 2 GIA: 2,185 sqft (203 sqm)

Full details of the planning approval are available via reference 21/01606 on the Dover District Council website.

Each plot buyer will work with an appointed architect to create their perfect internal layout and to produce the working drawings. Buyers will also fully specify all internal features including kitchen, flooring, sanitary ware, etc. After the plot is purchased, the house will be constructed by the approved main contractor under a fully fixed price JCT build contract. All work can be overseen by an independent surveyor and all payments for the build will be made monthly in arrears.

The plots are located off Lawn Road, one of the most prestigious roads in the village.

Walmer is a small, close-knit community, making it ideal for those looking for a quieter lifestyle. The village offers a relaxed atmosphere, which can be a refreshing change from the hustle and bustle of larger towns and cities.

One of the most famous landmarks in the area, Walmer Castle was once the residence of the Duke of Wellington and is open to the public. It’s a beautiful historic site with extensive grounds and gardens, perfect for history enthusiasts and families. Walmer itself is steeped in history, with a variety of heritage buildings, including the charming St Mary’s Church, which dates back to the 12th century.

Walmer adjoins the vibrant town of Deal, with its historic High Street lined with independent shops, cafes, and pubs. Deal has a thriving arts and cultural community. There are galleries, theaters, and a variety of local events throughout the year. The Deal Festival of Music and the Arts is a well-known event that attracts performers and audiences from around the world.

The plots are around a 10 minute walk from Walmer rail station, from which there are regular, direct services to London St Pancras International that take around an hour and 20 minutes.
