Build costs, based on a high performance timber frame system, are estimated to be £1,891 per square metre (sub-contractors) or £2,055 per square metre (main contractor) - for an airtight and waterproof house. Given self-builds are zero rated for VAT, this presents an incredibly cost-effective formula for your self-build project, with no hidden expense.

Large south west facing gardens of approximately 85 foot, with extensive views of open countryside. Wildlife, including deer are often seen and the days finish with spectacular sunsets.

Location

The Goat House development is located in Stone, Buckinghamshire near Aylesbury and surrounded by open countryside. It is conveniently located for transport to London, Oxford and Birmingham. Aylesbury and the market town of Thame provide abundant local services, while the local villages of Midsomer Murders fame are quintessentially English.

Schools: Sought-after state schools are in the area, with Cuddington & Dinton School, Stone and Haddenham primary schools close by, three grammar schools in Aylesbury and the outstanding-rated Waddesdon Secondary School in catchment.

The location is also well-served by private schools, including Swanbourne, Ashfold and Stowe. In addition, Oxford, with quick links, has a large selection of private schools including St Claire’s IB International School and d’Overbroecks both in Summertown.

Rail Transport: Haddenham & Thame Parkway Station is a 10-minute drive with regular direct line Chiltern Line trains to London in around 37 minutes and to central Oxford in 30 minutes. Also close by are Aylesbury and Aylesbury Vale Parkway Stations.

Road Links: The M40 (J7 & J8A) is a short drive, with links to London (approximately 50 miles), the Midlands and Northern networks.

Airports: For long and short haul Heathrow Airport is around a 50-minute drive. Luton and Stansted are 45 minutes and 80 minutes, respectively.
