Overview

An opportunity to acquire a building plot in the sought-after Wall Park Road area to the east (Berry Head region) of Brixham town centre. The plot benefits from Outline Planning permission (pending a S106 legal agreement, Ref.P/2024/0461), for a detached dwelling and associated off-road parking.

A previous detailed planning permission (Ref.P/2023/1025) was granted earlier this year for a detached dwelling of circa 169sqm (1,820sqft) on the plot (as detailed in the illustrative plans), together with a detached garage to the north. The owners were intending to construct this new property for themselves, however, due to a change in circumstances, they have now decided to remain in their existing dwelling to the north (39 Wall Park Road) and retain the access and strip of land which includes the area for the proposed garage with their existing property and sell the plot.

The plot will be accessed from Wall Park Road via Haycock Lane, with a right of way over the vendor's retained land between the access gate from the lane to the plot access. The plot is relatively level and extends to approximately 0.07 hectares (0.18 acres).

The historic fishing town of Brixham is situated on the South Devon coast at the southern end of the sheltered Tor Bay. Brixham is a bustling harbour side town famous as a fishing port and is still home to one of the largest fishing fleets in the UK. The town has a long history and is famous for its Napoleonic connections, with the landing of William of Orange on the Quay in 1688. There is a very impressive marina, and many fine restaurants and the town has good connections via the A380 to the National Motorway network (M5) on the outskirts of the cathedral city of Exeter.

Planning Status

Torbay Council granted full detailed planning permission for construction of a dwelling and garage (Ref.P/2023/1025) on land to the rear of 39 Wall Park Road, Brixham, TQ5 9UF on 14th August 2024. A subsequent outline planning application (Ref.P/2024/0461) for a detached self-build dwelling with associated parking (instead of the garage) is pending a decision, subject to the completion of the associated S106 legal agreement. The S106 legal agreement requires a contribution in the sum of £17,000 (index linked) towards affordable housing to be paid to the Council prior to the occupation of the new dwelling.

Please note that as a self-build plot there would be an exemption to the Community Infrastructure Levy (CIL), subject to the CIL terms.
