The beautiful design has been created by the multi-award-winning Brown & Brown Architects. The design concept is perfectly summarised by the extract from the Design & Access Statement below:

Whilst the architectural treatment will be contemporary, using finely detailed timber cladding, grey traditional standing seam metal roofing and high performance, thin frame glazing, elements of the existing barn structures will feature prominently and indeed be enhanced. Key areas will be picked out in new textured concrete external walls. The main house will consist of two storeys, with a principal living area, three bedrooms and a family room on the ground floor, and a further two bedrooms, study and living room on the first floor.

Due to the width of the floorpan of the barn, it is necessary to get natural light deep into the plan, which will be achieved by carving an external courtyard and terrace into the west elevation to make the most of afternoon light. These spaces will be paved and planted, to encourage nature up to the building. The main entrance will be a clearly defined recessed space, opening into a double height atrium with a spiral staircase looking onto a central courtyard.

The existing frame will be left visible externally at ground level and partially on the west elevation by stepping back the new external walls and creating an overhang, allowing its former use to be read and understood. No additional mass beyond the footprint of the existing is proposed, allowing the agricultural building form to be maintained on the wider rural landscape. The east elevation, being the one facing Chafford Farm, will be more restrained with fewer areas of glazing to minimise overlooking. The south elevation will feature a large area of retractable glazing at ground floor and a panoramic window at first floor. The North elevation will similarly feature a concrete wall to the east, with thin frame corner glazing to the north facing out from a new family room to the views across the countryside.

The site is located in a quiet setting off Chafford Lane, in between the popular villages of Fordcombe and Ashurst and immediately to the west of Chafford Park farm.

It is approximately 2 miles to the west of Langton Green and slightly closer to Groombridge, both of which offer excellent pubs, a range of local shops plus outstanding primary schools. Numerous grammar schools are located in Tunbridge Wells and Tonbridge while independent options include Holmewood House, Rose Hill, The Mead School, Two Bridges and Meadows.

Less than 5 minutes away is Groombridge Place, currently set for renovavtion and due to become a PIG hotel in 2026.

Ashurst train station is less than a mile and offers direct services in under an hour to London Bridge. For the Charing Cross and Cannon Street lines, Tunbridge Wells station is approximately 4 miles from the site.
